An Introduction to Exclusive Living:

Entering the private compounds of the elusive Casa Almyra, an energetic salute from the attentive guards greet you. Past the resort styled guardhouse which resembles a nice hut, the broad and spacious tree-lined main road welcomes you with warmth unlike any other place. You are back at your own resort-residence. Head straight till the end of the road and the waters of the river that’s constantly teaming with life greets you with the occasional splash of a fin. (Perhaps it’s more of a ripple ^^)

Mornings never looked so beautiful with nature displaying their magical sights and sounds. The chirpy songs by the many lyrical birds and other beautiful sounds coming from that little-natural-island just across the river welcomes the first rays of sunlight that paints the sky in different shades of orange before the eventual blue floods the horizon.

Somehow, this daily therapy of exceptional relaxation never feels less special with each passing day.

It is sometimes sad that only huge developments such as Horizon Hills and East Ledang are getting all the attention. Well, yes they are new and have the marketing strength but I also realized that there is nothing much available about Casa Almyra on the internet which is why I felt the need for people to know.

Perhaps Casa Almyra is a little too private such that not many people get to explore the estate. Pretty much everyone has a good idea of where and what Horizon Hills and East Ledang is just by driving past as the metal fencing clearly advertises the whole estate and leaves nothing to the imagination. Over at Casa Almyra however, pure white seven-foot-high walls and very strict guards offers the privacy such an exclusive development deserves. So here’s an introduction to what’s inside…

To briefly describe this small, exclusive development as a beautiful, tranquil, resort-like-residence is not enough. Let’s begin with the technical details. It is a small development with only 227 semi-detached and bungalow homes settled into a spacious plot of land with no clusters and no terraces. For those who value their privacy, every unit comes individually partitioned with approximately seven-feet high walls offering the privacy we desire, certainly not some half-height walls or wire-mesh partitions some estates have!

Smack in the middle of two thriving zones in Iskandar Malaysia, Casa Almyra is strategically located between Flagship A (JB City) and Flagship B (Nusajaya). Located along the eastern fringe of Nusajaya, just off Bukit Indah, Casa Almyra enjoys unparelled convenience of two city centres.

Accessibility is unmatched with Legoland, EduCity, Malborough College and Gleneagles Hospital just 5-6mins away. Countless Banks and shopping malls such as Aeon Bukit Indah is only 5 mins away while Puteri Harbour and The 2^nd Link Checkpoint are 10 mins away. For those who will potentially work in Pinewood Studios Iskandar, SiLC or the upcoming Nusajaya Tech Park, it will take approximately 8 mins.

If you desire to explore the old JB City or decide to head to Singapore by Woodlands Checkpoint, that is 15 mins away. All these timings are regardless of traffic conditions because Casa Almyra is actually located along the new (approx RM1bil) Coastal Highway that links both Nusajaya and JB City with amazing ease. Because it is situated perpendicularly along the highway, it is absolutely quiet as traffic noise is somehow insulated by the trees and a short 20 seconds drive away from the highway.

Nearby surrounding lands are largely owned by government fund-house Khazanah Nasional where they have long term plans for an area last known as The International Destination Resort which was rumoured to include public golf courses, adult theme parks and luxury hotels.

Casa Almyra is quite certainly the only high-end, all-natural riverfront development in Iskandar Malaysia. Facilities available include a full size basketball court, a badminton court, BBQ pits, several playgrounds, an outdoor fitness area, a well maintained swimming pool and kids pool and a club house with an indoor gym, pool table, meeting and function rooms with free Wifi.

Unique facilities you may not find in any other developments are a watchtower that overlooks the river and a private jetty for owners with their boats!

In addition, just in front of Casa Almyra (100m away), there is a public football field without spectator stands (so it stays quiet) and a community hall (200m away) belonging to the Johor Bahru Council.

Summary:

If privacy and exclusivity are your priority, there is currently not another development quite as private. Many units have related owners with strong bonds. Security is tight and the community is relatively united. Interesting note: Come Chinese New Year, this estate has almost as much fireworks as National Day celebrations in Singapore.

For those new to Iskandar Malaysia seeking a place to stay, it is highly recommended to check out Casa Almyra before settling for the usual suspects. You will be surprised with the occasional rare deal available here for rent or sale!

A takeaway point: Your neighbours are what defines the estate. Always good to know who lives near you.
